REIT dividend stocks
REITs own and often operate income-producing real estate such as shopping centres, warehouses, apartments, offices and data centres. To keep their special tax status, US REITs must pay out at least 90% of their taxable income as dividends, which is why their yields are usually higher than the market average. Several pay monthly.
How this list is built: US-listed stocks in the Real Estate sector in our data with a yield of 2% to 12% and a share price of at least $5. REITs are judged without the earnings payout ratio, which understates what they can pay; where the dividend history allows, dividends paid over the last 12 months must be no more than 5% below the 12 months before, and high payers (8% or more) whose share price fell 10% or more over the past year are left out. Highest yield first. Refreshed daily from our dividend data.

Why REIT yields are high
US REITs must distribute at least 90% of their taxable income to shareholders each year. In return they generally don't pay corporate income tax, so most of their rental income reaches investors as dividends.
Judge REITs by cash flow, not earnings
REIT earnings are reduced by depreciation on their buildings, a large non-cash charge, so the usual payout ratio based on earnings often looks above 100% even when the dividend is safe. Analysts use funds from operations (FFO) or adjusted FFO instead. That's why this list doesn't apply the earnings payout check to REITs.
Taxes
Most REIT dividends are taxed as ordinary income in the US rather than at the lower qualified-dividend rate, so many investors hold REITs in tax-advantaged accounts.
Frequently asked questions
Why do REITs pay high dividends?
US REITs must pay out at least 90% of their taxable income as dividends to keep their tax status, so most of their rental income goes to shareholders.
Do REITs pay monthly dividends?
Some do, such as Realty Income. Most pay quarterly. The frequency is shown for each REIT in the list.
Are REIT dividends qualified?
Mostly not. In the US, most REIT dividends are taxed as ordinary income, although a 20% deduction for qualified business income has applied to many REIT dividends.
